Picture a weeknight off Saginaw Highway, near the Lansing Mall. An apartment parking lot fills as day shifts end, and one partner comes home from the GM assembly plant over on Millett Highway just as the other is leaving for a hospital shift. They share a lease, a cat and a calendar app, and lately they mostly talk through that app.

Waverly is easy to overlook because its mailing addresses say “Lansing” (ZIP 48917). It is actually an unincorporated community and census-designated place inside Delta Charter Township in Eaton County, directly west of the city. It holds most of the township’s urban population, along with the Lansing Mall and Waverly Community Schools.

Renters, small households and a lot of home offices

Waverly’s standout number is housing. Only 55.7 percent of homes are owner-occupied, compared with 73.2 percent across Michigan, which means about 44 percent of households rent. That is a lower ownership rate than Okemos (59.2 percent), Haslett (59.4) or Holt (65.4), the other suburban communities around Lansing. With 23,575 people in 11,368 households, the average household holds barely two people. Just 21.3 percent of households include children, below Eaton County’s 25.9 percent.

Delta Township is home to GM’s Lansing Delta Township Assembly plant, which opened in 2006 and builds large crossover SUVs, and the area is close to the state offices and hospitals that employ much of the region. When partners work different hours, the relationship can turn into a hand-off: notes on the counter, texts between breaks, weekends spent catching up on sleep. Couples in this situation often say they are not fighting, they are just not meeting.

Renting brings its own questions. Moving in together often happens faster in a lease than in a mortgage, and couples may be deciding about commitment, money or children after they already share an address.
